Property in Alderney


Alderney is only three and a half miles long and one an half miles wide and has a population of  around 2,400.

Unlike the other Channel Islands, there are surprisingly few restrictions in respect of property purchase and occupation. Any prospective resident must be a citizen of the EC, but other nationals can apply for residency by applying to the Lieutenant Governor.

There is a good choice of residential property on the island ranging from including traditional granite cottages, houses and flats. There is also a limited amount of good quality office accommodation.

As in Guernsey, an ancient feudal property purchase tax called Congé, is payable when purchasing a property and on top of this there is also Stamp Duty. The total of these two taxes amount to 5.5% of the consideration price
